Buying with our agency

Buy with clear information, also in your language.

Our agency can help you obtain a preliminary notarial report, accompanied by a translation into the language you need, sworn or certified according to the applicable procedure.

The report sets out the results of the checks on ownership, on the origin of the property, on the chain of previous transfers and on any mortgages or other encumbrances. The technical documentation completes the picture on planning, building and cadastral compliance.

We help you understand the documents and work with the professionals involved, so that you can assess the purchase with greater awareness.

Tell us which language you need: we will confirm the available options, timing and costs before anything is ordered.

What the report can document, depending on the assignment

  • Ownership and origin of the property
  • Continuity of the chain of transfers
  • Presence or absence of mortgages, foreclosures and prejudicial registrations
  • Other relevant constraints
  • Issues to be resolved before the purchase

Condominium debts or other obligations are checked separately. Every report states its date and scope: we do not describe a property as “fully compliant and free of any debt” before each point has been documented.

Who does what

The notary

Carries out and documents the legal checks, and receives the final deed.

The translator

Translates the original document and takes care of its sworn or certified translation, according to the applicable procedure.

The qualified technicians

Check planning, building and cadastral compliance.

Parla Real Estate

Organises the process, coordinates the professionals and explains the documents to you in your language.

A typical path for a buyer abroad

  1. Information pack — Ask for the floor plan, cadastral data and the available documents in your language.
  2. Live video viewing — See the terrace, the rooms and the beach access with the agency and ask your questions.
  3. Visit in person — Agree dates and meeting point before booking your trip from Malta or abroad.
  4. Checks before you commit — Preliminary notarial report with translation and technical documentation, discussed with you and, if you wish, with your own advisers.
  5. Completion — The deed is signed before the notary; your accountant and the notary confirm which taxes and benefits apply to you.
